Overview

A dispensary buildout is not a normal retail fit-out. The space has to meet the regulator's security and storage rules, the building department's code, the town's conditions and your own operating flow, all at once. Change orders, permit delays and late security equipment are why so many licensed stores sit closed for months after the lease is signed and the rent starts.

We have built our own dispensaries and know where the timeline slips: architects who have not designed a vault room, contractors who price the security scope wrong, inspectors who see a cannabis store for the first time. We manage the buildout as your owner's representative, keep the schedule honest and make sure the finished store passes inspection and works on a busy Saturday.

Who this is for

  • Licensees who just signed a lease
  • Owners whose build is over budget or behind schedule
  • First-time owners who have never managed a construction project
  • Operators converting a space for a lounge, delivery hub or drive-thru

Problems we solve

A design that fails inspection

Vault, camera coverage, access control and limited-access areas drawn wrong mean rework after construction.

Budgets that grow

Unclear scopes, missing security and IT lines and late change orders push costs far past plan.

Schedule slip

Permits, long-lead equipment and utility work are not sequenced, so the store waits on one item.

A floor that does not work

Queues, product flow and staff paths that look fine on paper slow every transaction.

How we manage a build

We run the buildout as the owner's representative, on your side of every conversation with the architect, contractor and vendors. We set a master schedule that includes the items that usually slip, such as permits, utility work, the vault door, security equipment and the state's pre-opening inspection, and we track them weekly.

Because we have built our own stores, we review drawings with the regulator's checklist in hand and challenge change orders that are not needed. You get a short written report every week: what was done, what is late, what it costs and what we need from you.

Frequently asked questions

How much does a dispensary buildout cost?

It depends on the space, the market and how much work the building needs. Security, vault and IT are often larger lines than owners expect. We build a detailed budget for your site before work starts.

How long does a dispensary buildout take?

Plan on four to nine months from lease to opening for most projects, with permits as the biggest variable.

Do you replace my contractor?

No. We act as your owner's representative. We help you select and manage the contractor, architect and vendors and protect your interests.

Can you rescue a stalled build?

Yes. We review the scope, schedule, contracts and budget, identify what is blocking progress and set a recovery plan.

Will the store pass inspection?

We design and build to the rules and walk the store with the regulator's checklist before inspection. The inspector decides, but we aim for no surprises.

How is buildout management priced?

Engagements are scoped and quoted after a discovery call, based on the size of the project and how long we are involved.

Can I start construction before my license is final?

It depends on the state and the risk you are willing to take. Some owners begin design and permitting early and hold major spending until approvals are in place. We help you sequence the work to manage that risk.
